WHO WILL BE STAYING IN MY APARTMENT?

Our typical guest is a single professional or family on a secondment for a period of 2 -8 weeks typically from the US or Europe however we do have local guests as well. Our main clients are Corporate, Contractors, Relocation Companies & occasionally Holiday Makers. We make sure that all guests are fully vetted and screened by our team, this means that all guests will have to provide valid identification upon arrival, security deposits are taken for each booking and guests are physically checked into your home. 

HOW DO I KNOW YOU WILL PAY THE RENT AND LOOK AFTER MY APARTMENTS?

Landlords are our key supplier. We cannot and will not let standards drop or allow poor relations with our major supplier or gain a reputation as an untrustworthy company and therefore, we pay the rent on time and behave as excellent tenants. Our whole business is based upon providing unrivaled service, quality accommodation, and great value to our customers. 

WHERE DO YOU ADVERTISE MY HOME?

We advertise your property on various OTA like Booking.com, SilverDoor, Tripadvisor, SITU, Expedia & Airbnb to name a few!

INSURING YOUR HOME?

Various short-term rental platforms we advertise on offer insurance/guarantees for hosts, providing protection to eligible properties in the rare event of any issues, additionally we also take security deposits for each booking.

We advise that you take out the relevant home protection, contents insurance and inform your insurance provider that you will be renting out your home. We do offer specialize Insurance which will Insure your Home and also cover Public Liability, Content, Loss of Rent & Legal Costs.

DO YOU HAVE ANY POLICIES OR HOME RULES IN PLACE?

Yes we have extremely strict policies and rules in place.

  • No Smoking
  • Quite Time 10:00 PM to 6:00 Am

WHAT ARE THE TERMS OF YOUR LEASE?

  • Agreed break clauses for both Landlord and Tenant
  • We will indemnify you against any dilapidation of the property          
  • An undertaking to attend to all maintenance and upkeep on the apartment immediately
  • Rent paid monthly in advance
  • 3 years term as standard though this is flexible and we assess every deal on an individual basis.

WHAT HAPPENS IF MY APARTMENT IS EMPTY? DO I STILL GET THE RENT PAID?

Yes, your full rent will be paid regardless of whether the apartment is occupied or not. This is made clear in your lease. 

I HAVE A PROPERTY THAT I’D LIKE TO BE MANAGED WHAT HAPPENS NEXT?

We would come out to your property provide a valuation, answer any questions, create management contract, take photos, list it and have your home rented. (Its Simple & Transparent) 

WHY WILL MY PROPERTY BE KEPT IN BETTER CONDITION WITH YOU THAN WITH A PRIVATE TENANT?

As part of our service, all Dwellers Delight apartments are professionally cleaned and serviced by us as standard every week (Even with long term bookings, or where clients are happy to clean themselves, we insist on cleaning weekly and this way we can inspect the property and ensure standards never drop). In addition to this, any maintenance issues are attended to immediately by our in-house maintenance team, which results in the properties being looked after better than private tenants. Due to the level of service that we promise to our clients, we keep all of the properties in showroom condition at all times. We know how important first appearances are and this is reflected in the quality of our apartments.

CAN I INSPECT MY PROPERTY?

Yes Absolutely. Within the lease there is a clause that allows you to visit the property. However, we ask that you give us 48 hours’ notice, so we can make arrangements that won’t inconvenience the current occupier. 

CAN YOU PROVIDE REFERENCES?

Yes, at a request we would be more than happy to provide a selection of references from landlords and agents we work with.
